PER CURIAM.

We affirm the trial court in all respects. We note that the trial court properly retained jurisdiction to consider future issues of damages and mitigation as they arise *503under the subject lease agreement. Coast Federal Savings and Loan Association v. DeLoach, 362 So.2d 982 (Fla. 2d DCA 1978).

AFFIRMED.
