LABORDE, Judge.

For reasons assigned in the consolidated and companion case entitled Berzins v. Betts, 457 So.2d 282 (La.App. 3rd Cir. 1984), decided by us this day, the judgment of the trial court is affirmed. Costs of this appeal are assessed to Johnny Betts.
